THE CLIFF GARDEN HINJAWADI

Agreed price is inclusive of stamp duty, registration charges, GST, and legal fees.
Common areas maintenance charges for building/s, clubhouse, amenities, property tax for the flat, insurance of the flat, etc shall be paid by the flat owners from the date of the Part Occupancy Certifcate
The flat will be acquired only for purpose of renting/co-living/service apartments, etc by the Promoter or any TCG Real Estate. The flat owners shall not stay in the flat or directly rent the flat to anyone else during the term of this scheme.
Promoter or any TCG Real Estate group company will take the flat for the purpose of further renting/co-living/service apartments, etc for a period of 10 years (from the date of possession). The Lock-in period for the flat owners shall be 5 years subject to force majeure events. The Lock-in period for the Promoter or its group companies shall be 3 years subject to force majeure events A Lease/Service Agreement or any other agreement as permitted under the law, will be executed with the flat owners.
The flat owners shall get assured income per month (subject to TDS). First 3 months from the date of possession is rent-free. There will be an assured escalation every year. The flat owners shall get refundable interest free security deposit.
Internal maintenance within the flat shall be done by the Promoter or any TCG Real Estate.
In case the flat owners wish to sell/transfer the flat during the period of the scheme, then they shall first offer it to Promoter or any TCG Real Estate. In the event, the Promoter or any TCG Real Estate group company do not buy, only then owner of the flat can sell/ transfer to another investor who will be bound by this scheme for the balance period and only after obtaining a written confirmation from the Promoter. All Terms & Conditions of the scheme shall be applicable to the new investor.
After end of the initial scheme period, the Promoter shall have the option to extend the scheme for a further period as per mutual understanding with flat owners.
If the stamp duty or registration fee or GST is increased in the future then the flat owner shall pay the additional amount to the Promoter.
